This includes financial, legal, and insurance obligations, providing peace of mind to property owners.Overview of Role:Our client is looking for a dynamic Senior Property Manager to join their vibrant team, overseeing a diverse range of developments in Kildare and Dublin. The successful candidate will be responsible for managing a portfolio that includes housing units, apartments, and commercial properties across these regions. This role is based in the Head Office located in Naas.The ideal candidate should be capable of working autonomously in a bustling office setting while also collaborating effectively with the team. They must demonstrate adaptability and responsiveness in a fast-paced environment.Key Responsibilities:
- Oversee property developments and conduct site visits.
- Address owner inquiries and document incidents of nuisance, complaints, and property damage.
- Engage, manage, and supervise contractors and service staff, ensuring maintenance work is completed and approving invoices for payment.
- Participate in and lead meetings, including Director meetings and AGM’s.
- Provide support, leadership, and training to staff.
- Prepare tender documents and respond to emergencies.
- Set and agree on annual service charge budgets.
- Implement the company’s health and safety policy.
- Maintain professionalism and confidentiality at all times.
Key Requirements:
- Possession of a PSRA D licence.
- High levels of enthusiasm and motivation.
- Understanding of MUD Act legislation.
- Excellent communication and negotiation abilities.
- Proficiency in both written and spoken English.
- Strong attention to detail and ability to work independently.
- Access to a car and a valid driver’s licence.
- Minimum of Two years’ experience in a similar role.
